Consultation

Next, we start creating concept models, providing you with exciting 3D visuals and walk throughs to showcase your potential options. During design meetings with you, we will explore the space together and discuss refinements. This is where our clients start to see their vision become a reality. Concept

Once we have finalised your concept design, we produce a set of planning drawings and open a dialogue with your Local Authority. There are a variety of different applications that can be made, depending on the scale of your project. We will make sure that the correct one is chosen and where required, we will use our network of specialists to help you gain planning approval. Planning

STAGE 1 PROJECT

Stage One

At this stage we need to overlay all the information required to make sure your project measures up to the building regulations set out in Approved Documents. This can seem complicated but we will take care of what's required to allow your vision to be possible. We navigate these building standards at the same time as focusing on the finer details. Drawings

We will source and engage with the best engineers for your project from our network of experts, to ensure that you gain reasonable fee quotations. We can then appoint them on your behalf and keep them on track to deliver the right design and details for your project. We will be carefully managing and coordinating all of this with our drawing packages so that everything is in harmony. This may require additional site visits from some specialists to investigate existing elements as required by the proposal. We will make sure that you have a clear understanding of all of this throughout.

Engineering

Prior to building works commencing we need to manage the submission of construction drawing packages to Building Control for review and approval. This allows us to get the construction details signed off, avoiding any unexpected issues down the line. We have developed great relationships with private inspectors over the years to ensure this process is as seamless as possible. During site works there will also be a series of inspections required to confirm that all building workmanship is adhereing to code. Stage Two

We provide a detailed document outlining the whole process, right from demolition through to the final finishes you want. Walking through the project with you 'room-by-room' will help to fully define how your project will come to life. We will be offering our experienced advice and guidance all the way on particular finishes or products. And when we start conversations with contractors they will know exactly what you want to achieve, helping them give you a more accurate price and avoid any nasty surprises!

Specification

Once you have all the details finalised and you know what you want built, you need to make sure you choose the right person to make it happen. We will introduce you to a shortlist of suitable contractors who we believe are right for your project. Some of these we will have worked with on many projects before but we are always happy to be introduced to new contractors that you have recommendations for. We will work with each of them to deliver you a comparison of quotations so you can make an informed decision on the best contractor for you.

Stage Three

Once a contractor is chosen we can help you navigate which contract you will need to put in place. We recommend industry standard contracts that fit your scope, and we will walk you through all the details to make sure everything is clear and you feel in command. There will no doubt be detailed points to discuss and agree terms including commencement dates, length of the project, exclusions and inclusions amongst many other things. Our designers love to work along with builders to make sure that important details don’t get overlooked or lost in translation.
